1. How is the facility management concept received in India?
In India the facility management business is still in the process of being a totally organized sector in India and is operating on low margins. However, consolidation in this segment is slowly gaining momentum as players are growing their business by acquiring smaller firms. There is an increasing demand for these services as emphasis on urban development and modernization of office spaces is growing. With more and more Startups, Ecommerce and BPO’s opening operations in India the future of facility management looks bright, as there has been a focus on facility management as a tool to cut costs without compromising with quality.

Tops Facility Management was previously known as Taylormade Services, which was the facility arm of the TOPSGRUP, hence it’s not a new business that we have come up with. Under Tops Facility Management we provide a number of services, which can broadly be classified as Hard Services, Soft Services and Other services. Under Hard Services we provide Electrical Maintenance, Heating & Ventilation, Mechanical Services, Plumbing& Maintenance, General Maintenance, etc. Soft services include Housekeeping, Janitorial services,Façade Cleaning,Help Desk Solutions, Mail room Management, Office Equipment Management, Pest Control Solutions, etc. Some other services provided are Energy Conservation & Management.
5. What are the key challenges faced in the industry?
The lack of availability of adequate technical and non-technical labor force is one of the biggest challenges that the industry is facing currently. Also, the lack of standards to measure the quality level and performance is another big challenge. The practice of facility management is not much recognized since it is a relatively new concept and hence considered to be vulnerable. However,many of the commercial spaces, hospitality chains, medical and care centres, etc are actively outsourcing for facility management, and hence it has definitely gained momentum over the years. Another big challenge is competition, since there are many low cost service providers, pricing becomes an issue for the large players in the industry. Entry of global players has further on imposed a great threat to the local players.

Outsourcing of facility management services has increased considerably over the recent years. 8. What are the different service levels and how do they differ from each other?
In the Indian scenario most of the FM companies will work on input basis where fixed headcounts are pre-defined. This trend is slowly changing towards output based contracts where mutually agreed SLAs/KPIs are established and accordingly resources are deployed. The latter is more solution based model rather than just a deployment of manpower approach. Due diligence is also conducted to study the facility and come up with optimal use of manpower and machine for the effective FM.
